1. RESERVATIONS
Acceptance of reservations is subject to availability of the flat and payment of a deposit and is completed with the subsequent execution of the rental agreement, only at the time that Villa Grazia forwards written confirmation (via fax or e-mail).
Villa Grazia reserves the right to refuse reservations made by persons under legal age.
The rental agreement shall be deemed terminated at the end of the flat sojourn.

2. PAYMENT
On confirmation of reservations, Villa Grazia requires advance payment of 20% of the cost of the flat, payable within 7 (seven) days from reservation confirmation, while the balance should be settled at least 30 days prior to the arrival data; for each reservation made that does not observe these terms, it will be necessary to settle the full amount due for the flat at the time of making the reservation.
Failure to make payment within the established terms shall be construed as breach of contract and subject to the provisions of the contractual termination clause and shall cause contract cancellation. All prices charged are in Euro.
Prices may vary from a minimum to a maximum according to the season. Prices are calculated from the time of reservation notified by e-mail. Our prices are inclusive of electricity, hot and cold water, heating, gas, linen and our staff assistance during the check-in and check-out service.

3. CANCELLATION BY GUEST
In the case of guests who cancel reservations, Villa Grazia shall have the right to ask for payment of the following quotas (percentage of cost) of the entire cost of the flat:
-from 30 to 7 days prior to arrival date: 20%
-from 6 days to 72 hours prior to arrival date: 75%
-no refunds will be made once the cancellation terms listed above have expired or in the case of the stay being prematurely terminated or interrupted.

4. CANCELLATION BY Villa Grazia
In the unlikely event that the flat reserved and confirmed is not available and the need arises to offer alternative accommodation, or in the case of a reservation previously confirmed being cancelled, Villa Grazia shall attempt to immediately contact the guest and find accommodation with features similar to the one reserved.
In the case that this proves impossible, or failure to reach agreement on alternative accommodation, the rental agreement shall be cancelled and the deposit with the full amount paid will be refunded. Villa Grazia shall not be liable for any other claims whatsoever.
Should the behaviour of guests be deemed uncivilised in relation to the rented accommodation, Villa Grazia reserves the right to early termination of the rental agreement and shall keep the entire amount paid.

5. CAUTIONARY DEPOSIT
Before entering the flat, guests shall be asked to pay a cautionary deposit of Euro 350,00 (in cash or credit card) as a deposit against any damages, accidents or missing furniture or fittings.
This cautionary deposit shall be refunded to guests at the end of the rental agreement, following Villa Grazia staff having checked that the accommodation has been rendered in the original state in which it was rented.
In the case that a guest leaves earlier that the established date, we have the right to keep the cautionary deposit until we have checked that no damages have been caused. Only thereafter shall the cautionary deposit be refunded.
In the case of acts of vandalism, damage or theft in the rented accommodation caused by the customer, he or she shall be deemed personally liable and in addition to paying the cautionary deposit shall also be liable for paying the cost of all damages as established by Villa Grazia.

6. ARRIVAL AND DEPARTURE TIMES
The flat shall be handed over at 2.00 p.m. on the day of arrival and should be left free by 12.00 noon on the day of departure.
Keys should be handed over to our Office, which will confirm the flat inventory. If you realise that an object on the inventory is missing or damaged, you should notify office staff by 12.00 noon latest on the day after arrival; failure to do so shall mean that our Company shall not accept any liability for that object. On request, Villa Grazia can organise transport from the airport, Mestre railway station to and from Villa Grazia using a taxi or private car service.

7. NUMBER OF GUESTS
Subject to agreement (via fax or e-mail), the number of guests staying in the rented accommodation may be increased. Otherwise, the owner shall have the right to refuse the reservation or cancel the rental agreement.

8. PETS
Small pets are permitted subject to a written request being sent to Villa Grazia (via fax or e-mail) that should be forwarded prior to the reservation being made and the sojourn subsequently being confirmed.

9. CLEANING
Villa Grazia will hand the flat over to guests cleaned, provided with clean linen and all that might be necessary for your brief stay.

10. RULES AND REGULATIONS FOR GUESTS
All the rules and regulations of the flat building administration should be observed. From 1.00 p.m. to 3.00 p.m. and from 11.00 p.m. to 8.00 am the flat occupants should not make noise. In the case that a guest fails to observe the flat building rules and regulations and those established by Villa Grazia, we reserve the right to ask offending guests immediately to vacate the flat without any refund being due. In addition, Villa Grazia shall demand payment for all and any damages that may be caused.
- Guests should leave rubbish outside the door by 8.30 am or use the bins located near the flat (council legislation makes provision for a fine of Euro 100,00 for breach of this law).
- Guests should not place lighted cigarettes on furniture;
- Guests are kindly requested to leave the fridge clean and to defrost the evening before departure.
- On departure, guests are kindly requested to leave the flat in a tidy and orderly state and to gather up any linen and kitchen utensils that may have been used placing them on the sofa and the table, respectively."
In the case that the flat keys are lost, we have the right to charge the sum of Euro 50,00 that also covers the cost of replacing the flat lock.

11. APPLICABLE LAW AND JURISDICTION
The "rental agreement (contract) entered into by and between you and us is governed by Italian Law and is exclusively subject to the jurisdiction of the Italian Courts.

12. FORCE MAJEURE
Force Majeure for the purpose of these terms and conditions shall means airport strikes, adverse weather conditions, fire or any and all other causes that are outside our control and which cannot be avoided even after having given them due attention.
